 So Addler was having a blast today. You could see it on his face.  Just that look that dog gives when he's giving his approval for what we are currently doing,. 

The fun was wandering around the property.  Maybe a few moments he didn’t enjoy the vines with the pointed barbs on them, but he loves these adventures onto theses properties.

That was yesterday. I got like 5 hours of sleep after going to bed at 3 am, woke up at 8, couldn’t get back to sleep and just decided to go tour the property. I only had a chance to tour it the first time in pouring rain. 

I covered as much of the property as I could. There’s lots of areas with thick underbrush that will need to be cleared out - if I get the property. 

With that in mind, the seller signed the contract, my realtor came over last night and picked up a check for “earnest money”. It’s money I guess to let everyone e know you’re serious about buying. I think lol. Kind of new territory for me. Today, the contract gets sent to the loan officer and then - I have no idea how long it will take. Days probably. 

I touted the area further down the road as well yesterday. The water line ends 200-225 feet from the property. I’ll have to pay a contractor to install additional line to get it to the property. I’ll also have to pay a contractor or the power company to install a pole and bring power over to the land. And I’ll have to have a contractor come out, take soil tests and determine what kind of septic system can be installed. 

Those, however, will not be the first order of business. The first thing I’m likely to do is start clearing the land and having a professional design the park. Both for starting out and future expansion. 

Once pad locations are identified I can bring utilities near the pad sites. 

That will be a much longer than you probably would think process. I’d actually love to quit my job and get at this full time, that isn’t in the cards unfortunately. 

I'm also going to have to try and determine what I will do for a bulldozer/land clearing. Rent, lease, purchase or pay someone to do it for me. I’m not there yet. 

I’m sitting at the plant with the endless wait for paperwork. I should have been on the toad an hour and a half ago, delays holding me up and wondering if I’ll have enough hours to make it to Brownsville...
