Took the dog for a nice long walk out in the back 15. Addler enjoyed that thoroughly. Back to the shed, I got the rebar pounded in through freshly drilled holes in the 8X8 board for steps. It's just one step up but I put 2 of them side by side. I now don't have to worry about wood slipping out from someone's feet and causing them to fall and hurt themselves. I am ever conscious about liability issues. I would like to make it through the first year without making any claims, if at all possible and Lord willing, and hopefully have the premium reduced.
I then used a can of the other insulation. It works better, a lot better actually. But the problem? I need to get some plastic sheeting to cover everything underneath where I'm applying it. Some of it falls on the floor and I just don't want to have to deal with that. I don't really think it's going to take more than maybe 7 or 8 cans, tho. I already did quite a bit. I then started looking at the area where I'll need to drill a hole to install a drain pipe for the vanity. I need a new hole saw, the one I have is done, shot, kaput. I mean, there's no way around it, a hole must be drilled through the flooring.
And then, with Addler laying on the floor in there, it started raining. Harder and harder until the sound was deafening. Addler was clearly not liking it and as soon as it let up maybe half an hour later? I got him the SUV and took him home. No matter, I have to go buy more stuff. Unfortunately. The items listed above.
I just got another call for long term. He said he's calling around checking prices. Well, do that then, I thought, my prices are comparable to everyone else's, actually, I brought it down $25 just to get some people thinking about it. He wants to take a drive through. Certainly! Drive through, see if it's something you might want to get involved with! He said yes, it sounds great. Another person called as well, but her work requires her to have cabled internet. Do you have Fidelity internet? No ma'am. I can have it if I want to shell out almost 7 thousand dollars, but I"m just a 14 space park and that is well beyond anything I"m willing to fork out just for the privilege of having internet service.
I gave her some leads on a couple of parks in the area which do have Fidelity in their parks.
Still, I have 2 potentials on the hook. We'll see if we can reel them in. I can put one up immediately, another I can put up in 2 days. The dude that called earlier is looking around so it didn't sound like he needed one right off the bat and I wasn't telling him he'd have to wait. Only if he says yes, I want one of your lots will I do that. IF he drives through all the places he calls, it is highly likely he will find mine the most appealing.
I'm not speaking egotistically or patting myself on the back, this is what people tell me about my park whether they are long or short term.
Whoops! and just now someone contacting me Facebook messenger off of one of my ads. I haven't had this kind of inquiry going on in weeks. Be nice if at least 2 of them would convert into long term. Friday, a long term is moving out and lot 7 is available now. I don't know about lot 2 - they said a month and that's today. I misplaced his phone number, I'll have to catch him when he's home this evening.
Oh. Well the lady that contacted me via Messenger is the same one that called earlier. She's literally calling every RV park in the entire area. She must have struck out with the 2 top competitor parks, they stay busy. They fill up with long term oil/energy workers and they stay full. The other parks probably don't have cabled internet. She is striking out. I mean, if she wants to shell out 8 grand for internet I'd be happy to help her, lmao.
I finally met the people that moved in next door. I had never seen them and they have been there several weeks now. A much older lady, very sweet. She was out back, they don't go out front.
Thankfully just remembered to cancel autoship with Chewy. I have 6 bags of dog food in the pantry already, I don't need any more for a couple of months. And another subscription that I remembered to get rid of - that I am not using. I've been cleaning house on expenditures for a couple of months now. It's this - I don't have a full time job - thing and attempting to make it with the money I'm getting from the park, for a while longer anyway.
I'm happy to get this money that was given to me - but I don't want to waste it on normal, monthly bills. If I have to do that, that means I need to get a job. Not, I just want to protract my time away from trucking. I do want to do that, admittedly, but if my expenses are not being met by the RV park, then it's time to do something different.
dirt work $1,071.42 15,000
, gravel $2,000 28,000
, septic $500 7,000
, power, $2,500 35,000
water $714.28 10,000
sewer lines. $714.28 10,000
$6,999.98
Above is just using this to write stuff down. I called the bank and spoke with the VP for quite a while and then ended up in his office. We talked about the RV park but then we went on to discussions about AZ and a variety of other things. Very personable man. Gave me a packet of stuff to fill out, explained all of it and that was that. So, there it is. A packet of stuff yet again to fill out. This time, I have no idea whether I will qualify, what with all the credit card debt.
The flip side is that they would be giving me a total of $189,000 loan on a property that is worth, IMO, around 400k . They could easily sell that property off for what is owed on it plus paperwork if I ever defaulted. I can tell ya, I would rather die than default and lose a couple decades worth of money saved in 401k accounts and money received on rising housing costs for my home. Ok, I wouldn't rather die, I'm just saying I would do whatever it takes to keep it, even if it meant going OTR. I am not necessarily expecting an approval, I'm just hoping I can get one.
I will start examining and filling out paperwork later on this evening.
Well, that was exciting at least. .
Well anyway....this dude that said he's only staying a month? Well, I had to go over there and get into his personal space, so to speak, to find out what's going on. He's been there a month as of today. He said he's staying another month, is that okay? Sure! He paid me right away with Cashapp and that took care of that. It also took a little pressure off in thinking about replacing 5 lots worth of trailers.
